Real estate agents can help in two ways - in selling and buying residential and commercial properties. They are people you can turn to when you need assistance in selling your home or in buying a new home or investment property.

Not all people go for the idea of using a real estate in their transactions. Some consider it an extra expense because of the cut from the profit they earn in selling their homes. But for those who are not totally in the know about proceeding with home selling and buying transactions, having an agent can be very helpful.

An important point, though, before you pick a real estate agent to assist you is to know where to find the right person. It's not just about getting any agent you come across with at the time you need service of that person. Referrals are still the best practice when looking for a reliable person to help you with a vital financial transaction.

Ask friends and relatives who know of a trustworthy and efficient agent they can recommend to you. Those who have worked with that agent, the satisfied ones in particular, should be willing to provide you with some background on his or her work, accomplishments and other important details. When you have gathered a few in your list, make sure to give them a call and find out more about their accomplishments and services. You may also want to call references they are willing to give you.

Agents who have happy and satisfied clients won't hesitate to share with you their priorities and accomplishments and not just brag about themselves all the time. These people put their clients first on the list and take the effort to assist and guide them throughout the entire process.

A good place where you can find real estate agents is an open house. This is an event they don't miss and this is also the best opportunity for you to mingle and interact with them. You can then ask for their business cards or take notes of on what they do especially if they're the ones managing the open house. You could observe some traits, both positive and negative, during this time as they usher in visitors and prospective buyers.

Another way you can find real estate agents is through print advertisements. Oftentimes, they promote the properties they're selling by posting ads online and offline. You can also search for them on the internet through websites offering home listing services.

If you know a real estate broker as well, you may ask for a recommendation. A broker does not normally do the tasks of real estate agents but they have teams of agents who work for them to accomplish their goals of selling both residential and commercial properties and help people who wish to buy homes and other investment properties.

Depending on your goal, there are agents that have specializations so you may want to target only those when searching for the right person to help you. When you have found one you like to work with, be sure to provide all the details you want to accomplish in your transaction.


New Contracts Can Be Scary

Newer agents often feel unprepared for writing contracts...even after filling out a few of them.

It's not "obvious" how to write a good, clean, strong contract. There are all kinds of approaches to take, all sorts of niggling details to iron out, many things to know. And even if you've done it once or twice, it's often such a long time between contracts that you forget. Those first contracts can be scary.

But here's a survival skill for you: Don't fill them out alone. Ask your broker, office manager, office trainer, or coach to be available to write the first several contracts with you.

Don't Look Like a Newbie

I know...you don't want to look like a newbie in front of your client. So be ready for this. Either tell them the truth (it's your first or second contract and you want to take care of them by having your broker involved), or get some basic information from them, such as pricing and loan information, tell them you'll fill out the contract and get back to them. You can couch it in terms of "letting them take a break while you do the hard work." Then fill it out with your broker. Return to your clients to review and sign it.

I guarantee you'll write a cleaner contract and look better in front of your clients.

Of all the animals of Africa, the lion is the most iconic. One of the so called Big 5, Lions are the only big cats that live in social groups made up of mostly females with a resident dominant male. The largest of the big cats in Africa, your best chance at catching a glimpse of one of these beautiful animals is at the Maasai Mara game reserve where you are almost guaranteed a sighting.

Another member of the Big 5 is the leopard which is much more elusive and hard to spot. Hunting primarily at night, they spend much of the day sleeping in trees so make sure you keep your eyes up in the trees as well as scoping out the plains before you. Leopards are discernable from cheetahs by the rosettes on their fur, their stockier build and larger head and jaw.

Cheetahs are the fastest animal on land and are instantly recognisable by their long limbs, tufted tail and dark tear like markings on their face. Females are solitary apart from when they have cubs whereas males will generally travel in small family groups. Their intense bursts of speed and sharp turning abilities make watching a hunt truly amazing. They can be found in the Maasai Mara Game Reserve and Amboseli National Park.

There are two types of rhino found in Kenya, the white Rhino and the black Rhino. The white has a broad mouth ideal for grazing and is most often spotted at Lake Nakuru. The black however has a specially formed pointed upper lip ideal for browsing and feeds on scrub and dry bush. The best place to spot a black rhino is the Maasai Mara Game Reserve.

Another iconic African animal is the giraffe which can be found all over Kenya, however, if you are looking for a specific type of giraffe you may need to look a little harder. The Maasai giraffe is the most widespread, has irregular patches and can be found in Amboseli, Tsavo and the Maasai Mara. The reticulated giraffe can only be found in Samburu National Park and has a much more regular pattern with bold white lines separating blocks of colour. The Rothschild has no spots below its knees but otherwise looks similar to Maasai giraffe and live in Lake Nakuru.

* Support/Resistance Levels: Resistance lies at 1.5472 (Jul15 high), 1.5524 (Apr15 high), 1.5816 (Feb17 high), 1.6284 (Jan22 high), 1.6458 (Jan19 high), 1.6479 (61.8% retracement of Nov to Dec decline), 1.6722 (Dec 3 high), 1.6878 (Nov16 high) and 1.7043 (Aug high). Support lies at 1.50 (psychological), 1.4949 (Jun12 low), 1.4239 (May19 low) and 1.3503 (Jan’09 low).

Positioning:

* The CFTC, GBP, non-commercial, net-position moderated to -35K, and it has consolidated the past three weeks, consistent with the consolidation of spot just above 1.50 up through Tuesday.
* The risk reversal (3m, 25delta) remained stable overnight and remains near the highs since Feb. While it remains skewed for GBP losses, it is also in the upper end of its six-month range, which suggests an overbought condition.
* Implied Vol (3mo) ticked higher overnight but remains near the low since Jan.

Cross-asset valuation: The significant correlates over the past two months for GBP/USD have been the DXY (negative), EUR/USD (positive), and S&P500 (positive).

Forex: EUR/GBP, pullback from 0.8530 extends below 0.8495 session lo
Euro rally from 0.8315/20 lows last week extended on Monday to 0.8530 high on Monday, to ease on Tuesday on the back of Pound strength, breaking below 0.8495 to hit 0.8485 session low.

On the downside, immediate support level lies at 0.8460 (Jul 16 high), and below here, 0.8420/25 (Jul 12 high/Jul 19 low) and 0.8370.

On the upside, resistance levels lie at 0.8530 (Jul 19 high), and above here, 0.8545 (May 28 high) and 0.8650 (Pivot point R3).
